Guatemala City: start with your daily destinations.
The zone is an initial filter. Exact address, access routes and each property’s permitted use determine whether it fits your needs.
Compare journeys, not just zones
List your regular destinations: work, study, family and services. Compare each property against those places and visit at times similar to your routine. Addresses in the same zone can have different access routes. A zone number does not guarantee a journey time or security conditions.
House, apartment or office: confirm its use
A house-like appearance does not establish that a property is offered for residential use. Some listings are exclusively for offices. If you need to receive customers, install signage or alter rooms, ask the owner’s conditions and verify any relevant permissions before deciding.
Review the building and monthly cost
For an apartment, ask about lifts, assigned parking, visitor access and pet rules. Distinguish building amenities from private spaces. Compare rent, maintenance and utilities separately, and confirm any additional entry or moving charges. A viewing should help you check both the unit and its everyday operation.
This guide helps you prepare questions for a viewing. Property conditions and availability must be confirmed individually.
